Smartworks adds Rs 235 cr in contracted rental revenue through client expansions

Smartworks Coworking Spaces has secured approximately Rs 235 crore in additional contracted rental revenue through expansion mandates from existing clients, including Fortune 500 and Forbes 2000 companies across multiple cities.

The incremental revenue represents leasing commitments with contract tenures of up to 60 months and adds to Smartworks’ contracted rental revenue base of around Rs 5,400 crore as of June 30, 2026.

The expansion mandates include a global engineering and technology services company that is a subsidiary of a Fortune India 500 firm, the Indian IT services arm of a Forbes 2000 company and a Fortune 500 global infrastructure consulting company, among others. Several of these clients are also developing advanced technology and AI capabilities from their India operations.

Smartworks Founder and Managing Director Neetish Sarda said the expansion by existing customers demonstrates the strength of the company’s managed workspace model. He added that its large campuses allow enterprises to scale within the same location without the disruption and costs associated with relocating or setting up new offices.

The company said the growth comes amid increasing demand for flexible and fully managed workspaces as India continues to emerge as a strategic hub for global enterprises. Businesses are also increasingly consolidating their workplace requirements with scaled operators that can provide consistent infrastructure, services and operational efficiency across multiple locations.

Enterprise customers account for around 92% of Smartworks’ revenue, while approximately 35% comes from clients operating across multiple cities. The company has also secured its expansion pipeline in prime locations for FY27 and FY28, as well as partially for FY29, enabling it to prepare capacity ahead of demand.

Smartworks follows a strategy of securing long-term leases for large campuses in prime business districts across high-demand cities. Its facilities offer amenities including cafeterias, convenience stores, gyms, recreation areas, crŠches and round-the-clock support.

As of June 30, 2026, Smartworks had a secured footprint of approximately 16.9 million sq ft spread across 70 centres in 15 cities across India and Singapore.
